Short-Term Rental Conditions Cancellation Policy

Short-Term Rental Conditions

This Agreement is entered into between Host and Guest for the property outlined in the confirmed booking/reservation.

  1. Term: The term of occupancy shall begin on the arrival date and end on the departure date strictly for the number of nights outlined in the confirmed booking/reservation. The property will be ready for occupancy no earlier than designated check-in time on the arrival date and must be vacated no later than designated check-out time on the departure date.
  2. Rent: The reservation total, applicable fees, and security deposit shall be paid in full prior to the check-in time on the arrival date. Bookings/reservations not paid in full by the check-in time on the arrival date shall be deemed null and void and all deposits will be forfeited by the Guest.
  3. Limited Occupancy: Maximum occupancy is limited to the number of individuals listed on the pre-arrival form or property capacity. If Host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund.
  4. Non-Disturbance Clause: Guest and their guests shall not disturb, annoy, endanger (fireworks), or inconvenience neighbors, or use the premises for any unlawful purposes.
  5. Care of Premises / Damages: Pets only allowed as property designates. NO SMOKING PERMITTED IN HOUSE. Violation of these or any of the House Rules constitutes grounds for automatic eviction plus forfeit of deposit and all booking/reservation cost. Guest agrees to pay Host for any damages to the property, grounds, furnishings, household items, pool, or hot tub caused by Guest during occupancy. This includes payment of any additional cleaning charges incurred due to Guest's occupancy.
  6. Host's Rights: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated. All monies paid by Guest shall be forfeited as liquidated damages.
  7. Indemnity Clause: Guest hereby agrees to indemnify and hold Host harmless from all claims, including those of third parties, arising out of or in any way related to Guest's use of the Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of the private swimming pool and hot tub on the Property, and will hold Host harmless with respect thereto.
  8. No Subletting: Guest may not sublet or assign this Agreement for all or any part of the premises under any circumstances.
  9. Repairs and Maintenance: The Property is reserved with the Host's furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment will be in good operating order at all times, and no rate adjustments or refunds will be made for equipment or appliance failures.
Pool & Hot Tub Provisions (where applicable)
  1. Pool, Pool Access & Hot Tub Use: Guest acknowledges that the property they have reserved may include access to a private pool, shared pool area, and/or hot tub. Use of any such amenity is entirely at the Guest's own risk. Guest assumes full responsibility for the safety of all occupants and visitors. Children must be supervised by a responsible adult at all times. There is no lifeguard present. Host is not responsible for any injury, illness, or incident resulting from use of the pool or hot tub.
  2. Pool Rules: No diving, jumping from elevated surfaces, or roughhousing in or around the pool. No glass containers in the pool area. No swimming alone. Pool use is limited to designated hours out of respect for neighbors. Guests may not drain, tamper with, or adjust pool equipment or chemicals under any circumstances.
  3. Hot Tub Rules: Hot tub occupancy is limited to the posted maximum. Guests with heart conditions, high blood pressure, or pregnancy should consult a physician before use. No soaps, oils, or bath products in the hot tub. Guests must shower before entering. The hot tub cover must be replaced after each use. Maximum recommended soak time is 15–20 minutes. No glass containers in the hot tub area.
  4. Shared Pool Access: Where the property provides access to a shared or community pool, Guest agrees to abide by all posted rules of that facility. Host is not responsible for the availability, cleanliness, or operating hours of any shared pool managed by a third party.
  5. Water Amenity Damages: Guest agrees to be held financially responsible for any damage to pool equipment, hot tub components, covers, filters, or surrounding areas caused by misuse or negligence during their stay, including required chemical rebalancing due to improper use.
  6. Authorized Guests Only: Use of the pool and hot tub is limited to registered guests only. Unauthorized visitors are not permitted to use these amenities. Overcrowding or use by non-registered guests constitutes a violation of this Agreement and may result in immediate eviction without refund, consistent with Section 5.

Cancellation Policy

All cancellations are evaluated against the date of the scheduled check-in.

30+ days before check-in Full refund for all nights, minus a 10% processing fee.
15–29 days before check-in 50% refund for all nights.
Less than 15 days before check-in No refund — the guest is charged 100% for all nights.
